{beautiful things}

Happy Friday!

Just dropping in to let y'all know, my posts will be sporadic and limited in the next few weeks as we navigate through a busy time in our lives. I have a running to do list about 3 pages's insane.  But, I thought I'd drop in a let you know what's going on with Modern Grace Designs. We are officially MOVING! Thus, I am planning on taking very limited design work this fall.  The fall is usually my busiest time with many clients wanting help with their homes before the holidays arrive.  If that is you, please contact me as soon as possible so I can get you on my calender! Things will be extra crazy from September until Christmas. I will leave a few slots for e-design work as needed, but the rest will be consumed with my house (Eek, so excited!!!) and a new build project I am taking on (Yay! Super excited about that as well!).

I can't wait to finally work on some in-home client design projects, do some before/afters of our house, and share with y'all all we've learned about buying a FSBO home (for starters, don't do it without a buyers agent. We learned this the HARD way!), and as always my random thoughts on life. It'll be fun, can't wait for y'all to join me on this next exciting chapter in my life! God is GOOD!

{pink and preppy}

Did anyone log into Lilly Pulitzer this morning, only to find the site crashed {again!}. So disappointing, I'm actually thinking this a marketing ploy for them! Oh well, Dave Ramsey will be happy with my non-purchases this morning.

I guess if I can't shop Lilly, I can at least feast my eyes on some preppy interiors!

Schuyler Samperton

Love this lamp...also fun with a lime green or orange shade.

Blue and pink.

Could this print be any more appropriate for Monday morning? I'm off to go meet up with our house inspector this morning....if you think of it, send some good vibes my way. If all goes as planned we could be closing on our house this Saturday!

This holds true every single morning:)

{barn paintings}

I'm obsessed with instagram, so much so I almost don't even follow bloggers anymore. It's kinda crazy, but so many of my favorite bloggers have given up their blogs and simply do instagram nowadays. Anyways, I found Amy Meier Design via instagram and I love, love, love following her! She recently posted a photo from her travels antiquing in Summerland, California of a white barn painting and I became obsessed with tracking it down!

Isn't it amazing? I love all the detail work and the cropping with the tree branch draping in front....gorgeous!

Nothing like the trill of a hunt, afterall that is part of the art of being an interior designer/master hunter.  You are always looking for something! I found this artist below that feels similar, but not good enough for my likes.

I'm going to keep looking, hoping I can track down the original artist. I think this piece may be just the ticket for a project room I have in the works.

Wish me luck!

{garden and gun: modern farmhouse}

I stopped dead in my tracks when I saw a glimpse at the photos from this rebuilt, modern farmhouse featured in Garden and Gun magazine. Talk about inspiration! Especially love the tiny little gold cow prints in the kitchen....I need those in my life!

Hey there friends!

Sorry for the radio silence, we've been so busy over here! Lots going on, and lots of exciting things on the horizon.  On top of all the excitement, we've been trying to enjoy the last few days of summer!  I can't believe how quickly this summer has just flown by...I feel like I blinked and it was over.  I absolutely adore always takes me back to my childhood and some of my most favorite memories of all.  Such a special time!

Anyways, I'm so excited for my sister and her hubby....they started demo-ing their country kitchen this week.  I have been following their journey and let me just say....this kitchen is going to be amazing! I tagged along with her on a trip to the granite yard recently and we found the most amazing slab of Alaskan White.  It's seriously so pretty and has just enough warmth in it to tie in with her warm dark wood floors, but blend nicely with her cool white cabs.  It's perfect!

It reminds me alot of the slabs used below:

Ellen Grasso Inc traditional kitchen

It's amazing how finding just the perfect piece of granite for a space can really tie the whole room together!

In other news....We are getting so close to closing on our new place and it's starting to feel really REAL! I'm trying not to panic about all the details....just trying to enjoy the process! It's been quite a journey finding this house and I absolutely can't wait to share it with y'all. She is a true beauty! Looking forward to being my own client! :)

{design board:: master bedroom}

A curated collection of traditional furniture + bright accent pieces give this master bedroom a delightful blend of youthful, timeless decor.  We used a wide assortment of bright colors to keep this room fresh and contemporary, but used just enough traditional base pieces to keep things totally timeless. This room features a built in desk/bookshelves so the tufted back chair will be placed in front of that, along with the punchy orange accent pillow.  We tried to incorporate a slight touch of tropical flair without things feeling "cheesy". The bamboo legs on the nightstands, shell chandelier, and the foliage lumbar pillow all give a slight nod to the tropics.
